How Slate 10 Window Film Transformed a Brand-New Commercial Office in Spanish Fork, Utah

By Commercial Window Film

When a brand-new commercial office building opens its doors, first impressions matter. So does the comfort of the people working inside. That was the situation at a newly completed office building in Spanish Fork, Utah. The building sits in an open corridor with direct sightlines to the Wasatch Mountains, which means the views are stunning and the sun exposure is relentless.

Shaded Glass was brought in to solve a real problem. The building had floor-to-ceiling commercial glazing across nearly 20,000 square feet of office space. Every suite in the building faces those mountain views, and that means morning and afternoon sun hitting the glass hard. Without treatment, occupants inside would be dealing with intense glare, climbing interior temperatures, and compromised privacy from the parking lot. The solution was 2,500 square feet of Solar Gard Panorama Slate 10 window film installed across the building’s exterior-facing glass.

Slate 10 is the highest-performance film in the Solar Gard Panorama Slate series. It rejects 76% of total solar energy and blocks 99% of UV rays. For a building with this much unobstructed glass in a high-altitude Utah environment, those numbers are significant. Spanish Fork sits at roughly 4,500 feet of elevation, where UV intensity is measurably higher than at sea level. Office workers inside would have been exposed to damaging ultraviolet rays even on overcast days. Slate 10 eliminates that risk without changing how bright or open the space feels from inside.

The film is dual reflective, meaning the exterior surface carries a reflective finish that pushes solar heat away from the glass before it can transfer into the building. The interior surface stays neutral, keeping the mountain views clear and reducing the mirror effect that many darker films create, especially at night when interior lighting can make standard reflective film feel like a wall of glass. Occupants get the view they paid for while staying comfortable at their desks.

Glare control was another major factor in selecting Slate 10 for this project. In a multi-tenant office environment, computer screens and video calls are constant. Glare washing out a monitor in the middle of a client call is a productivity problem. Slate 10 addresses that directly. The film cuts incoming glare substantially, creating a working environment where blinds and shades can stay open and natural light still fills the room without the harshness that untreated commercial glass delivers.

There is also an energy efficiency component that matters to building owners and tenants alike. By keeping solar heat from entering through the glass, Slate 10 reduces the workload on the building’s HVAC system during Utah’s summer months, which regularly push temperatures into the mid-90s across Utah County. Less heat entering the building means air conditioning runs less often. For a new building with multiple tenants, that translates into lower utility costs across the board.

The installation itself covered 2,500 square feet of commercial glass. A project that size requires precise film handling, clean seams at each glass panel, and a consistent appearance across the entire building facade. Shaded Glass completed the installation on this 2025-built property, giving the building a uniform, professional look that complements the concrete and brick exterior while adding real functional value to every suite inside.
